"Where a Man's Word Still Means Something"

Well-versed in almost every aspect of the real estate business, Joe's acknowledged specialty for over 30 years has been ranch sales.

Having grown up on a cattle ranch and assisted his father with every facet of his ranching operation, Joe developed an in depth knowledge which gives him a unique insight into real estate matters.  In 1974 he obtained his real estate license and became a full partner with his father in the cattle business.

Since then, Joe has worked for several companies with ranch sales divisions, including California Ranch Brokerage, Lapata Realty, and Prudential Commercial Real Estate.  He eventually earned his own Broker's license and headed his own firm, Joseph W. Welch Realty, for six years.

Joe has worked with many buyers and sellers of row crop ground, permanent plantings and Native and irrigated pastures.  He is well-versed in 1031 exchanges and has a good working relationship with Accountants, Attorneys, Real Estate Lenders and Brokers on a State wide basis.  He has worked with several development companies to locate property for future development as well as selling various development properties for area ranch families.

Joe's business clients - and his reputation for knowledgeable service - extend throughout California and beyond. He works on a referral basis nationwide, with numerous major ranch sales to his credit.  He is presently representing several well-known ranch families in their efforts to market their holdings.

His professional activities include memberships in the Modesto Association of Realtors®, Stanislaus Area Farm & Land Brokers, California Association of Realtors®, and National Association of Realtors®.  Joe is also a member of the California Cattleman's Association and the National Cattleman's Association and the California Farm Bureau.

Joe is especially proud to be a member of the La Grange Rodeo Association, whose first President and founding member was Joe's father.  Joe's service to the Association includes two years as Past President.

Joe is blessed with three children, eight horses, three dogs and a herd of beef cattle.  He enjoys the outdoors, baseball, snow skiing, art, theatre, music, and his ongoing cattle ranching activities.
